Approximately 25ha of prime agricultural land surrounding the Ecovillage has been set aside for 15 strata titled agricultural lots, ranging in size from 1 ha lots to the existing 6 ha organic vineyard. These certified organic, small-scale intensive farm lots are located within walking and cycling distance of the residential clusters and are designed to buffer the Ecovillage and preserve the rural amenity and character of Witchcliffe.

These lots are strictly zoned for agriculture, not housing, and have been sold initially to Ecovillage residents only. They have been designed to provide business and employment opportunities for small-scale organic agricultural enterprises. The lots are suitable for a wide range of niche organic crops and may incorporate the use of animals at low density stocking rates as part of a healthy polyculture.

The cost of an Ecovillage house lot plus a 1 ha Agricultural lot package will be similar to buying a 1 ha rural residential lot in Margaret River, but it will have a guaranteed, generous water allocation from the Ecovillage dams, good soils, NBN fibre to the home lot, the benefits of community living instead of isolation, connection to a renewable energy microgrid, and a convenient local sales and distribution market for organic produce within the Ecovillage Food Hub.

The established 6 ha Foxcliffe vineyard, developed organically in 1998 by Cape Mentelle wines, can produce around 20,000 bottles of premium organic (certified by NAASA) wine annually. It is predominantly cabernet sauvignon, but was recently planted with shiraz, malbec and chardonnay. The vineyard will provide employment and we finished construction of a brand new winery shed and cellar door on site in October 2023. Residents and tourists will be able to purchase wine directly via the cellar door and future cafes and restaurants in the Ecovillage.
