The WEV sales team is excited to launch 42 new Residential and Short Stay lots to the market in our highly anticipated release of Stage 5 of the Witchcliffe Ecovillage.
The stage is set! Civil works are complete. Autumn rain has stimulated new growth that’s already turning the land green. Hardscaping works, such as the handmade stone fire pits in the community gardens, are nearly finished. Street trees will be planted this winter, and soft landscaping within the community gardens will commence next year. It’s all coming together!
Due to strong demand, we are offering these off the plan strata lots to the market for reservation now. We will hold no-obligation lot reservations for prospective purchasers until we have the WEV Sales Pack ready for purchasers to read in July.
We are not running a ballot for Stage 5. All the lots are fixed price, with the exception of three premium lots in Cluster 5B overlooking the water that are advertised with “Offers From” pricing. If you are interested in putting in a silent bid for any of these three lots, we would love to hear from you. Please email the details of your offer to [email protected] including your best price and perhaps tell us a little bit about yourself too, so we can get to know our community. While offering your highest price will put you in the best position to be successful, we strongly encourage you to only bid what you can comfortably afford.
The Sales Process & Key Dates
The WEV Sales Process, like our Ecovillage, is unique. It’s outlined in steps on our website, so please have a read so you know what to expect. Here are the key dates and process you need to understand specifically for our final Stage 5 release.
|Monday, 15 May||STAGE 5 RELEASE. WEV releases plans and pricing for Stage 5 and starts taking lot reservations. If you need finance to buy a lot, now is the time to approach your bank or engage with a mortgage broker to seek pre-approval.|
|Friday, 7 July||OFFERS FROM BID DEADLINE. Buyers who are making their best offer on lots 1, 15 or 20 in Cluster 5B must have their bids submitted by this date.|
|FINANCE PRE-APPROVAL DEADLINE. Buyers who need finance provide WEV with a finance pre-approval letter from their bank.|
|Friday, 14 July||ISSUE SALES DOCS. WEV issues sales contract, bylaws and key documents via downloadable links to all reserved lot holders.|
|14-24 July||READING PERIOD. 10-day period during which buyers read through all the sales documentation and ask questions of the WEV sales team.|
|Monday, 24 July||CONTRACT DEADLINE. Deadline to commit to sales contract or WEV team removes lot reservation. WEV sends buyers a ‘Request for Contact Details’ email to enable us to prepare Docusign sales contracts.|
|From late July through August||SIGN CONTRACTS, PAY DEPOSIT. WEV prepares and completes Docusign contracts with buyers. Once signed copies are received by all parties, buyers pay $5,000 deposit into WEV settlement agent trust account.|
|September (estimate)||ISSUE TITLES. WEV estimates Landgate will be ready to issue lot titles in September. Once titles are issued, settlement occurs typically 21 days later on unconditional contracts.|
|October (estimate)||SETTLEMENT. Lots begin to settle, and owners can start their build.|

We will stay in regular communication with our buyers about the sales process and the timing of lot titles.
