Thank you for your interest in becoming part of the rapidly growing Witchcliffe Ecovillage community. We are experiencing a huge amount of pent-up interest for Cluster 3B lots and we anticipate we’ll receive multiple requests for the same lot. So to ensure an equitable and transparent sales process for all, we are using a preferential ballot system for these premium lots.
Why are lot titles not yet ready for Cluster 3B?
We are waiting on several third parties to be able to achieve subdivision clearances, which will initiate the creation of lot titles by Landgate. We are estimating this will be around October 2021. Once titles are created, purchasers will be able to settle on their lots typically 21 days later (approximately November 2021). This timeline is dependent on Landgate and we will be able to confirm these dates closer to the sales contract phase. We are doing all we can to expedite this process, but as settlement cannot occur until Landgate issues lot titles later in the year, there is no urgency.
Why should I register my interest on the Ecovillage website?
Registering your interest on our website puts you on our communications database and will ensure you are kept up to date with news and announcements from the Ecovillage team, including subscribing you to our newsletter.
Why do I need to apply for a lot in Cluster 3B?
There is an extraordinary level of interest in Cluster 3B, particularly for the limited number of Cottage lots, so we wanted to ensure everyone had a fair opportunity to reserve a lot. Undertaking a preferential ballot system whereby all applicants are required to list three lots in order of preference, we hope, will mean most people will at least get one of their preferred lots. While we will strive to do our best in this regard, we cannot make any guarantees.
Can I visit the Cluster 3B site?
If you haven’t already had a chance to view Cluster 3B, we will have a guided site tour on Sunday 4 July, as part of our usual sales presentation and tour. You are welcome to attend the whole event or just the tour segment. Either way, REGISTRATION FOR THIS EVENT IS MANDATORY. How do I apply to reserve a lot in Cluster 3B?
The WEV sales team sent a email to our database subscribers on 30 June with a link to the online application form, 3B cluster plan and pricing. If you didn’t receive our email and you think you have already registered your interest on our website, email us at [email protected]. Please ensure you check your junk mail folder just in case.
Applications will close for the database and open to the general public on Monday, 12 July.
How will WEV make decisions on lot preferences?
The WEV sales team will compile and review all the applications in the Cluster 3B sales ballot in the week 12-16 July and will let applicants know via email and phone as lot reservations are confirmed. WEV will make a discretionary decision based on:
- An applicant’s financial situation (e.g. cash offer or finance pre-approval will be favourably considered) so we encourage all prospective buyers who will need finance to purchase a lot to gain pre-approval from their preferred lending institution.
- When an applicant submitted their sales ballot lot request form.
- When an applicant registered their interest on the website, i.e. how long they’ve been following the Ecovillage project.
- An applicant’s personal background, aligned values and suitability for the Ecovillage.
- Any other factors we deem notable.
Please be patient with us as we complete this process and we hope that applicants will respect our process and final decision. There are plenty of beautiful Ecovillage lots available (if not in Cluster 3B) and opportunities to become part of this community.
When will Cluster 3A be released for sale?
We plan to release Cluster 3A to the market once Cluster 2A and 2B have sold out. So this depends entirely on the rate of lot sales. We are unlikely to need to conduct another sales ballot for Cluster 3A.
