Lot Information
Green title lot and lot 1 proposed subdivision
There is only one Green Title lot in the entire Ecovillage and this commercial lot fronting Bussell Hwy is separated from the other lots by a Pedestrian Accessway. As such, we were unable to include it in the strata. Lot 1 Bussell Highway is earmarked for future subdivision into three lots as per the concept plan, but is also available in 1, 2 or 3 lot configurations.
Strata Title Ownership
The 13 (potentially 15) strata commercial lots are in two separate stratas (Bussell Highway and Wolghine Avenue) divided by Willerin Lane, which is a Public Road Reserve. We chose to make the commercial lots Strata Title instead of Green Title for several reasons:
- The owners can share in the communal ownership and management of nearly 40ha of Ecovillage Commons land and enjoy its myriad amenities.
- They will benefit from having Strata Bylaws, which will ensure businesses adhere to the sustainability principles and operational standards of the Ecovillage.
- Each lot will also share an electrical switchboard with a single point connection to the Western Power grid, which sits on common property. Owners will benefit from reduced 100% renewable energy costs that come with using Amanda Energy (instead of Synergy) as our energy retailer and the potential to upscale their solar systems.
- Commercial lot owners will formally be part of the Ecovillage, which will offer a unique and advantageous marketing and branding opportunity.
There are strata levies for these commercial lots, but they will be minimal as they only pertain to the shared electrical switchboard, not communal buildings, as is commonly the case in many built stratas.
Lot Price Inclusions
Lot prices are excluding GST, but do include the cost of an NMI meter and its installation in the shared electrical switchboard.
All of the Ecovillage lots are deep sewered and connected to our Ecovillage wastewater treatment plant. As such, commercial lots will have annual sewer rates that are pegged to standard Water Corp fees and will be billed by TMC Witchcliffe, our licensed wastewater treatment service provider.

Commercial Lots
Ecovillage commercial lots that front either Bussell Highway or Wolghine Avenue, the main entry to the Ecovillage. Approximately 1,000 sqm in size and ideal for businesses that benefit from passing traffic and tourism. Zoning allows for combined residential and commercial development.
Village Square Mixed Use
Facing the Village Square, these commercial lots are designed to allow a home upstairs and a shopfront, consultancy rooms or office downstairs. Open for development Expressions of Interest.
Organic Vineyard
The established 6 ha Foxcliffe vineyard, developed organically in 1998 by Cape Mentelle wines, can produce around 20,000 bottles of premium organic (certified by NAASA) wine annually. It has the potential for residents and tourists to purchase wine directly from an on-site cellar door, or through the Ecovillage tavern, and future cafes and restaurants in the Ecovillage.
Village Tavern
A core community hub with a prominent north facing position. The Tavern site is conveniently located between the nature playground, community centre and sports oval.
Backpackers Accommodation
Located prominent at the entrance to the Village Square and close to the Tavern, this site will offer budget-conscious short stay accommodation with hang out spaces.
Tourism Accommodation
A dedicated strata cluster of 12 tourism cottages that give visitors a taste of authentic Ecovillage life.
Food Hub
A collective space for organic growers to wholesale, retail, process, and value add their fresh food produce. It will provide a place for Ecovillage residents, locals and tourists to buy fresh organic produce with zero food miles and without the packaging and mark-up of supermarket fruit and vegetables.
Creative Hub
A connected, collective workspace, which will nurture creative enterprises, artistic projects, and sustainable technology and services within the Ecovillage. Creative professionals, small businesses and artists can lease or own offices / studios.
