
At Village Homes Realty we are excited to take responsibility for all ongoing sales on behalf of the developer in the Witchcliffe Ecovillage, taking over from Sustainable Settlements in June this year. This has been an exciting transition for Clare, Michelle and the sales team, engaging with a much broader range of buyers and assisting them to realise their dream of joining us here in the Ecovillage. There’s a renewed marketing strategy underway, and lots of work to bring several NEW RELEASES to the market.

ALERT: We have now SOLD ALL Ecovillage Garden Cluster Lots in Stages 4 & 5, and have sold all of the existing re-sale lots in Stages 1-3! We’re looking forward to seeing the final houses be built in those clusters.
It’s very special to see the 11 community garden clusters coming together as beautiful neighbourhoods, fulfilling the Ecovillage’s vision to create a place “where people live, work, socialise, and provide for their material needs sustainably… in harmony with the Permaculture principles of earth care, people care, and fair share.” We are regularly hearing from very happy residents who are so pleased they made the leap to build and make the Ecovillage their home, often saying they couldn’t imagine living anywhere else now.
WHAT’S AVAILABLE RIGHT NOW: With 300 lots sold across the Ecovillage to date, the only lots currently available are the last three Residential/Short Stay lots in 4D! These dual use blocks offer great flexibility of use across the period of ownership, have north facing views across the central conservation dam and community oval, and have the ability to do long or short term rental for income if spending time away from the village. We also have an awesome block by Southern Dam in 4B available as a re-sale.
The Residential/Short Stay lots have been popular with a wide range of buyers: people wanting to be part of the Ecovillage community but with less gardening commitments due to age or busy lives, Perth buyers wanting a flexible holiday home to enjoy and rent out, grey nomads with regular winter travel plans, and investors looking for a unique Eco-tourism opportunity.

October will see the launch of the final residential opportunities in the Ecovillage, including:
- 5C – dual use cottage lots (permanent & short stay use) looking north over Mulal Avenue, 450sqm – 533sqm
- 5D – lifestyle lots; 1,734sqm – 1,927sqm, with plenty of room for an eco-home, ancillary unit, large shed, and gardens.
- 3E – our small and affordable R30/40 lots, followed by the same in 4E.
Whilst these remaining lots don’t have common community gardens, they are still part of the overall Ecovillage and members of the Ecovillage Commons Ltd, which owns the magnificent 39 ha commons land with dams, recreation, conservation, community hall, etc.
