The Witchcliffe Ecovillage project is providing the foundations to create a community with a sustainable vision for the future, where people can live in harmony with nature and each other.

The most successful ecovillages around the world tend to attract residents who have a shared belief system, a common ground or social “glue” that unites people and gives them a sense of belonging and purpose. Bringing together a diverse group of people who share a common commitment to environmentally responsible living and the permaculture principles of “earth care, people care and fair share” will provide the foundation on which we build the Witchcliffe Ecovillage community. Residents will share a common desire to live more lightly and responsibly on the planet, no matter their age, race, gender, sexuality, religion or socioeconomic status. In time, we envisage the Witchcliffe Ecovillage as an inclusive, caring, respectful egalitarian community of people with green fingers, creative minds and kind hearts.

From the relaxed gardening activity of the community cluster gardens, to planting busy bees in the conservation bushland, from yoga and cooking classes in Community Centre, to market days in the Village Square, the Witchcliffe Ecovillage has been designed to encourage the building of strong community relationships, not just between Ecovillage residents, but also between the Ecovillage and the wider Witchcliffe community.

Beginning with a developer led induction and education process and community building activities in the early stages of the development, community activities will evolve organically over time to reflect the interests and passions of the future residents. Gardening clubs, seed saving network, and swap meets, bridge clubs, a choir–it is really up to future residents to decide.

Participation in the community will be driven by individual preference: getting involved in the management of the body corp might interest some residents, others will prefer to help care for the conservation zones, others will just come along to community garden parties with a plate to share. The Community Centre will provide a focal point to faciliatate the organisation of community activities—film nights in the community centre, swap markets in the community gardens, performances and concerts in the Village Square, sustainable living workshops and courses, garden parties in the community gardens, pasta sauce cook-offs between the clusters—the possibilities are endless!

The Witchcliffe Ecovillage has been designed to encourage and celebrate social and cultural diversity. Affordable housing lots are included in every residential cluster, dedicated aged and dependent care dwellings (built to Australian adaptable housing standards) will be located in the centre of the village, close to all community amenities.

Ecovillage lots have been sized and located to suit singles, couples, small and large families, empty nesters and extended families. All central path networks will be pram and wheelchair friendly, and the Village Square will feature a play ground with inclusive and wheelchair accessible play equipment, as well as wheelchair accessible landscape features and public furniture. The Village Square will also feature a special interpretive bush foods garden created with the guidance of the local Wardandi traditional owners, to acknowledge and celebrate Wardandi cultural knowledge, art and environmental care.

The best way to manage the sustainable energy and water infrastructure and community open space and gardens in the Witchcliffe Ecovillage, is through the organised structure of a strata development.


The Witchcliffe Ecovillage has been approved for NBN connection. The National Broadband Network will provide NBN fibre connections to every home and business in the Ecovillage. This means that Ecovillage residents will have guaranteed access to fast, reliable internet connections for all their household, educational, and business digital requirements.
